I am honoured to present my first official offering to the hungry Lumiere buyers in the marketplace right now. Since the building was registered just over a week ago, there has been a large number of new listings that have flooded the market – but beware – as not all of them are the same. This particular suite that I am representing is exceptional in it’s height and view compared with the other reportedly similar suites for sale.
It’s fair to say that the view, height and the available light will make an enormous difference in the price of two suites with the same floor plan. Here is the bright and sunny view from the balcony of the suite I am representing:
And here is a view from a south facing unit that is literally only meters away from the neighbouring building 750 Bay Street, which happens to have more concrete than windows!
Now, which view would you rather have? And what sort of price increase would you be willing to pay for the improvement?
Not only is the view not as inspiring, but the amount of available light is drastically reduced. So, don’t get excited when you read about south-facing units at Lumiere. Instead, consider the height and how the unit will be impacted.
